Strata office pricing remains a building-by-building market.
Recent offerings and transactions reinforce why owners should start with the closest same-building evidence instead of a broad CBD psf figure.
Springleaf Tower: two full floors offered for sale
On 1 September 2026, CBRE and Sakal Real Estate launched two full floors at Springleaf Tower for sale by Expression of Interest. The two floors have a combined strata area of 20,645 sq ft and a combined guide price of S$54.15 million, equivalent to about S$2,623 psf. The lower floor is guided from S$25.65 million. The EOI is scheduled to close on 1 October 2026.
This is an asking guide for an active sale process, not a completed transaction. CBRE also cited the building's last recorded transaction as the 31st floor in November 2022 at S$2,550 psf.
Why the comparison set matters
A full-floor Springleaf Tower unit should not automatically be compared with a small strata office in International Plaza, SBF Center or Oxley Tower. Buyer profile, floor plate, tenure, building grade, unit size and vacancy/tenancy status can differ materially.
Other buildings worth tracking
For active strata-office research, we are tracking Samsung Hub, Suntec Towers, The Central, International Plaza, SBF Center, Oxley Tower, Prudential Tower, Tong Eng Building, The Octagon and other relevant strata stock. The useful comparison is normally the closest same-building or genuinely comparable transaction, not the market-wide average.
For owners considering a sale
Before setting an asking price, review recent transactions, competing units, floor/size differences, current tenancy and the likely buyer pool. An owner-occupier may value different attributes from an investor, especially for vacant possession or unusually efficient layouts.
